To summarise it quickly, they source off-market deals tailored to you, and in return they charge a fee only if you purchase. These sourcers usually have access to the best deals because they are “off market”.

How do Sourcers find them?

  • It’s their network: This is their full-time job. They spend all day cultivating relationships with letting agents and, most importantly, motivated sellers.
  • Targeted Outreach: Through their marketing (SEO, leaflets, digital marketing) and relationships, they get in front of people who need to sell fast and quietly.

This means you get access to properties before anyone else—usually resulting in less competition and fewer bidding wars.

Sourcer vs The Alternative

Let’s tackle the elephant in the room: the sourcer’s fee. Yes, you will likely be paying a decent fee, around £4,000–£5,000 per property bought, depending on the project or fee structure. That’s a serious chunk of money, and you need to know it’s worth it.

The truth is, paying the fee is only worthwhile if your investment strategy demands speed and big discounts.

When to Pay the Fee

For our strategy—the BRRRR model—sourcers are advantageous. We need properties well below market value that usually require work for maximum refinance and capital return.

  • Deep discounts pay the fee: Sourcers consistently deliver BHRV (Below Home Report Value) deals that outweigh the costs.
  • Speed to Scale: If you want to grow fast, investing in experts who deliver that speed is essential. You pay them to find deals tailored to you.

When to Rely on Estate Agents

If your focus is primarily on BTL with long-term capital appreciation, where a small discount and immediate refurbishment aren’t critical, then working directly with estate agents may be the better route.

In this scenario, it’s about building solid relationships with key agents in your area. It’s not just being clear with what you want; it’s being a known good buyer—fast, reliable, and chain-free. When you are reliable, agents prioritise you and will bring deals before they hit the market.

This can be even better: pre-market deals with zero sourcing fees.

Which Path Is Right for Your Portfolio?

Ultimately, the choice between sourcer or estate agent depends on your strategy and your goals.

If your focus is slow, steady capital appreciation with Buy to Let, then building strong relationships with local agents is a smart use of your time.

But if, like us, your strategy demands BHRV deals and maximum capital recycling, then outsourcing deals becomes a powerful option. In a high-growth scenario, a professional sourcer becomes an essential extension of your business.

The key—as always—is communication. Whether you use a sourcer or an agent, you must be crystal clear: define your budget, exact area, target yield, and investor profile. They can only deliver if your criteria are perfectly defined.
